Brief
As Thompson Thrift's residential portfolio expanded, managing printed collateral became increasingly complex. Marketing materials were sourced through multiple print vendors, requiring designers to manually prepare files, coordinate proofs, and place individual orders. The process was time-intensive, difficult to maintain, and often resulted in inconsistent quality across communities. The objective was to replace this fragmented approach with a centralized print solution that improved efficiency while creating a more consistent brand experience across the portfolio.
The initiative began with a complete rebuild of the company's residential collateral library. More than 1,100 print deliverables were redesigned and standardized in Adobe InDesign, replacing legacy Illustrator files with editable templates that supported variable text and special offers. This made it possible for onsite teams to personalize approved marketing pieces without requiring designer intervention or manual proofing for routine updates. At the same time, Marketing partnered with a third-party print provider to launch a centralized print-on-demand storefront that combined residential collateral, promotional items, construction safety apparel, and corporate merchandise into a single purchasing platform.
Alongside the platform rollout, the residential portfolio continued to grow, with 20 new apartment communities launching during the project. More than 600 additional collateral pieces were developed to support these properties, each requiring a unique visual identity while remaining compatible with the standardized template system. As the team's manager, oversight included mentoring two production designers, establishing design standards, reviewing work, and guiding the development of branded layouts that reflected each community's identity without compromising the functionality of the print-on-demand platform. This approach balanced creative flexibility with operational consistency, allowing every new brand to maintain its own character while working seamlessly within the larger system.
The online store transformed how marketing materials were produced and distributed across the organization. Standardized templates strengthened brand consistency, reduced production errors, and simplified future updates as new communities opened and existing properties evolved. By eliminating manual proofing for common collateral, the system saved approximately 1,500 production hours while supporting more than 2,100 print orders through a single purchasing partner. Today, the platform continues to serve as the organization's central resource for printed materials, with quarterly template reviews ensuring collateral remains effective, brand compliant, and aligned with changing industry regulations and leasing priorities.
